The force which the opener uses for operating the overhead door should be adjusted regularly. It is best if this is done during spring and fall garage door maintenance. This is because the door is more difficult to lift in the winter months when there is moisture and the temperatures are low. In order to decide if adjustment is required and by how much, the opener’s performance should be tested. For this, thin wood plank is set under the door while it is open. When the operator closes the door, it should touch the plank gently and reverse. If the door hits it with a great speed, the force should be reduced. This is done by turning the screw or knob control at the back of the motor unit.
Torsion Spring System Maintenance
The first step involves inspection. The spring should be checked for detached and deformed coils, scrapes and chips. It is important to inspect the lift cables for minor cuts as well as for fraying. If there is damage to any of these components, it is best to replace it right away. Usually, there is no need for cleaning. If there is dirt stuck on the coils, however, it should be loosened up and removed with mild solvent. The spring requires full lubrication. The selected product should be sprayed on all coils. The bearings should be greased as well. It is best to apply a bit of lubricant to the cables at the bracket button. After one or two cycles of operation, the product will be properly spread.
